Misrepresentations-  Entire communities in Nevada, California, Georgia..... have been outright lied to regarding surrounding land usage, zoning, and the very land upon which their own homes sit.  See the testimonials to the right.  Prices for options have been inflated and consumers have even been charged for products they never received.  Financial 'incentives' were never credited as promised but instead, and more often than not, consumers' money was poured into D R Horton pockets.  See the testimonials below.

EM, NC, closed 06: [Construction defects….] We also had a time of the essence closing. D R Horton was not ready meanwhile they pushed us to close on our other home only to move into a Holiday Inn for 4 weeks for a family of 5, and our dog had to stay in a kennel. We had to pay for double storage rooms and extra insurance. Food -we had no kitchen we had to eat out 3 times a day. Money from our 401k that was saved for retirement for 20+ years and double taxed.

DC, Texas, closed 12/03: [Construction defects….] The superintendent for D R Horton said they would pay for environmental company mold testing but then reneged once it was done. Workers and supervisors have lied repeatedly about everything under the sun. The gas line in the yard was cut by D R Horton workmen and then covered up when they left. The gas company had to shut off the gas for safety and then I hired a plumber. D R Horton promised to repay me for that and other repairs but so far no reimbursements.

GSaavedra0922, Nevada, closed 2004, City Data: I can tell you right now DR Horton is not worth even looking into, we live in Las Vegas and our home is in the Million Dollar range and we have had nothing but problems with DR Horton and they just place blame on everyone else. We have had for major plumbing leaks and even mold that almost killed my dog. We have been without a kitchen for 60 days and have at least 2 weeks to go, eating out every night gets really really old, our house went from appraising from 1.4 million to $700,000 because now all of this information has to be disclosed by law. Don't make the mistake we did, find another builder.

‘It Wasnt M,‘ Yahoo groups: Fraud at D.R. Horton. I recently purchased a new home. The builders rep and I negotiated a reasonable price? The agent switched the documents and forged a signature. When it came time to sign the last documents before the close of escrow, I discovered the fraud. The agent has subsequently been fired from DR Horton. The price of the house was increased by over 15,000. DR Horton's position is that the price was never the lower amount because it does not appear in the escrow instructions, which are forged. Although the agreed upon price does appear on the good faith estimate, the loan request form and some newly discovered internal DR Horton documents, but they are saying these are not official documents and thus will not recognize them. What recourse do I have??

My experience with DR Horton has shown that the builder will distract and even give false information regarding items that can affect you significantly legally and financially. The employees appear to have no concern that their actions affect people for rest of their lives. And sadly, in many cases lives are damaged and even ruined.

ED, Florida, closed 06: My D R Horton experience is not unique to the experiences stated on your website. The D R Horton sales staff told me this ‘unique town-home community’ in St Petersburg was ‘hot’ and would be going up an additional $10,000 in value within a week of my closing. Well that was a lie!!!! the market was starting to decline at that time and of course DR Horton knew this, but created an "emotional need" and hook to buy this property now!!!!!. [Predatory lending………] Since then I have had tremendous emotional stress in my marriage in having made this decision to buy terrible property. The market value has gone done at least $50,000 from my sales price and I am under-employed due to the poor job market barely keeping my head above water. I want DR Horton sued for deceptive business practices and my money back before this decision ruins my life. Please forward this email onto any Senators and Congressman and women that will stop predators like DR Horton from destroying lives.

KP, Louisiana, closed 06: I was told a house "just came available" and we had to sign right away....BIG MISTAKE. …..Oh yeah, and the house that "just came avail, and was the only one...there are 4 that sit empty on my street alone. They charged us a $3000 lot upgrade fee, and wont give me a reason. We were told that if you had an over-sized lot or on a lake was a reason, we have neither. I thought buying our first family home was suppose to be "The American Dream" not an on going nightmare. Any help with legislation in the Louisiana area would be greatly appreciated.

At the Monterey Cove development in Las Vegas, D R Horton misrepresented to home buyers that their gated community would be limited and restricted to only Monterey Cove residents. D R Horton had apparently reserved an easement through the now un-gated community to serve the next neighboring community that they plan on building adjacent to Monterey Cove. The Monterey Cove consumers have apparently purchased land next to an easement which, in scope and use, has grown to such a size that it has effectively become a highway on and off ramp.

At the Sunridge developments in Las Vegas, D R Horton misrepresented to home buyers that their vista views onto the virgin land of the ‘wash’ was planned to remain open space and was worth paying the extra $35-100,000 in lot premiums. Each of the developments’ neighbors located along the perimeter of the wash were not informed about the access road which had already been applied for by D R Horton, approved by the city, and going through the wash to serve the next neighboring community currently being built there.

In Riverside California, D R Horton acquired Schuler homes after negotiations in early 2001. At their Hidden Valley development, D R Horton intimated to prospective consumers that views and roads may be obstructed and extended respectively in future development. D R Horton neglected to mention that 600 homes had already been approved to be built at the time of consumer contract signing. Better still, after Schuler purchased the Hidden Valley land, they neglected to mention the true nature of their “industrial research facility” and neighbor, Wyle Labs. For that matter, ‘Wyle’ was spelled ‘Wiley,’ which is the name of a bona fide and benevolent research lab run by Harvard, 3000 miles away. Wyle, on the other hand is a defense contractor whose activities are “incompatible with residential housing” because of the lead, vinyl chloride, PCB’s, benzene, benzopyrene, PAH’s, benzofluoranthene, chloroform, aroclors, trichloroethylene, dibenzanthracene, and radioactive waste, either stored or generated there. These chemicals are 12 of the 20 most hazardous carcinogens as defined by the federal government. After the acquisition, D R Horton did nothing to bring this minor nuisance to light.

Lane Lyon, 7NEWS Reporter, DENVER, June 20, 2007 -- More than 200 home property owners in the Denver metro area are finding their names listed as defendants in a lawsuit because materials used to build their home were not paid for. The lawsuit, called a Mechanics Lien, claims a subcontractor still owes money to a supplier of heating and air conditioning units that were installed in new D R Horton homes. In many of the cases, the homeowner had no idea. "Occasionally, we have a subcontractor who goes out of business and doesn't pay," said D R Horton Chief Legal Counsel Ted Harbour. "We are working diligently to protect our homebuyers and their property from this action."

Savannah Morning News, By Bret Bell, “Home, late, home“, HOBB excerpt: Heather Bone thought she was buying her dream home when she signed the D R Horton contract for a custom-built two-story in February. But when her $310,000 Franklin model wasn't finished by June, a month after building giant told her it would be, she suddenly found herself homeless. She spent the next two months living with her mortgage lender, then at a Day's Inn as she faced one delay after another at Lot 30 in the Coffee Pointe subdivision on Savannah's south side. When D R Horton finally told her the home was ready, she found the place in disarray. Flooring wasn't finished, carpeting wasn't tacked, molding wasn't installed. Four days before the scheduled closing, D R Horton called and asked her to do a punch list walk-through of the house. Bone took one look inside and refused to do it. The floors and carpeting weren't installed, she said, and the fireplace mantle hadn't been built. Walls were painted the wrong color. Crown molding wasn't in place. Two days later, she returned and again refused to do the walk-through. The electric box hadn't been installed so she wouldn't be able to tell if fixtures worked. "I told him he'd have a punch list a mile long," she said. She says D R Horton told her they had a certificate of occupancy - a city-issued permit that indicates a structure is fit for habitation and ready for sale. She said D R Horton threatened to begin fining her $250 per day. Savannah city records show a certificate of occupancy wasn't issued until more than a week later, on July 29.

D R Horton misrepresents, then files a SLAPP suit seeking an injunction to abridge freedom of speech. HOBB excerpt: David Champoux, an outspoken critic of the D R Horton, had announced plans to demonstrate with signs to dissuade people from buying homes. In previous letters to the editor, he said D R Horton should be held liable to residents who paid a premium to live in a golf community now that Old Carolina LLC -- owner of the course -- is replacing nine holes with 199 apartments and 55 single-family houses. Some of the residents who bought homes from D R Horton possessed written guarantees that the Buck Island Road course would be in existence through 2010.

KS, FL: I am a license real estate agent in Florida, in August 2007 one of the seller representative from DR Horton advized my client that he can get a better deal if he does not put a realtor down. Before my client saw the model home I told him differently, real estate commission is a marketing tool and should not affect the price of the house. Is there anything I could do about that my client is afraid that my representation is going to affect him in any way.

RS, FL, closed 06: I read your web-site and can relate to almost all the contents. D R Horton are by far the worst of the worst human beings on the face of this great planet. They sold our community (actually a blessing) to a private investor and told us tough shit in so many words……………… I was told our community was to far from their main office in Pensacola, and our community was a thorn in their side and a huge mistake. They left everyone hanging with warranty issues and a half built community that looks like crap. We were promised the word yet got nothing in return but a lot of structural issues with our home and a community that regrets ever buying from them………….. You are right, they all really do suck!

KT, Az, never closed: We put $2000 down on a D.R. Horton home and from the second visit things went downhill. We had signed a contract for our favorite floor plan which we had visited at a different community, but weeks later we found out the one we bought in our community was a totally different plan. After we found this information out we asked if we would get our deposit back if we decided not to go through with building the "wrong" model and were told of course we would get our deposit back. On another visit to view the model we'd originally chosen, the salesperson there told us we could have it with all the options we selected for only $157,000 and my mouth fell open: the same model in our community was priced at $174,000. We ended up canceling the contract for a number of good causes, but they never gave us our deposit back.

CS, Florida, closed 06: I just wanted to summarize my concerns with how DR Horton sells and warranties their homes. 2.We have had several problems with our dishwasher and our granite in our kitchen. D R Horton continues to give us the runaround rather than dealing with the issue. We have lived in this home for 6 months with no resolution. (Item 1 in predatory lending)

RL, California, closed 06: I have listed below a few of the things I believe are grounds for investigating D R Horton:

1. I have no copy of a HUD anywhere in my files, but do have 2 unsigned statements referring to having read a HUD.

2. I have paperwork in my file showing that I make $6833.33 per month income, claiming that $4500.00 of it is wages, which is fact and $1500.00 is for overtime, $833.33 is for bonuses, both of which are false. I am a contract employee for the City of Stockton, I am not allowed overtime nor do I get bonuses for any reason.

3. I was told that I would get a $5000.00 credit for using DR Horton's lender, DHI Mortgage Co., but I don't see how that was applied to the initial cost of my home.

4. I received the first couple of statements from DHI Mortgage on my mortgage loan, the remainder of the statements, I have had to make copies of the last statement (November 2006) and send in my mortgage with notations on not having received that months statement on it. I have also noticed that my mortgage payments are not cashed until the 16th of each month even though I send them out in plenty of time to get to Texas from California before then. I received my statement for tax purposes and noted that the address was correct, yet I still do not receive monthly statements..

5. D R Horton verbally promised that both the 80% and the 20% loans would be held by DHI Mortgage for the first year until I was able to refinance, yet the 20% loan was sold to Countrywide on the day of signing the documents.

DC, Las Vegas, closed 2/04: D R Horton misrepresented that the hills in view of my yard would remain undeveloped. I paid an extra $100,000 for the view. Now there is a development going in.

Stacia, Plano Texas, closed 11/01: I have made numerous attempts to contact D R Horton and their warranty department with major issues on my new home. We moved in on Nov. 1, 2001 with a list of issues promised by the builder to be complete within 1 month. It is now March 4, 2002 and nothing has been done. We are experiencing black soot coming out of all of our vents throughout the house because we have a furnace that must have been dropped during transit or installation. Air Tron, the company that installed the furnace, came out at the end of February and told my husband that we do have a major problem, but he is not the one to make the decisions on replacing the unit or just fixing it. His recommendation to my husband was to make D R Horton replace the unit, not fix it. He told my husband we would hear back from someone in a couple of days. It has now March 4, 2002 and we have not been contacted by anyone in D R Horton’s warranty or at Air Tron. My son and I both have been sick since the day we moved in with severe allergy problems which we never had before. It took me calling the highest person at the warranty office and leaving his secretary a message for someone to just call me back. My problem is still not fixed, but this is only one of the major issues. There are many more. I hope to get the message across to new home buyers, not to ever close on their D R Horton dream house if it is not the dream home they want.

PC, Florida, closed 06: We, along with many others, are having major warranty and construction problems that D R Horton is ignoring. We were told that we could install pools in our yards, but can not because the area is a conservation zone and the lots are sloped.

Michelle E. Breaux, Florida, never closed: D R Horton should have informed us prior to all of the trips out there from Florida that we did not have 100% financing and that we had to secure employment within Texas before we signed a contract and wasted our time and money however, Melinda did not state these facts, in fact she stated the exact opposite. She stated, 'Do not let D R Horton tell you that you have to have employment within Texas because you have 60 days after closing to secure jobs in Texas, that she had additional clients and I've also spoken to other mortgage loan personnel that have stated the same. http://www.classactionconnect.com

From changing floor plan twice to dealing with ill-prepared D R Horton sales rep to an ultimatum take it or leave it by a suppose boss of the sales rep. Horrible! No wonder D R Horton’s home sales plummeted and have over 16,000 backlog of homes since Feb of 2007!

SFGate.com, “No place like this home--fortunately,” Chip Johnson, April 28, 2006: The house leaked like a sieve. There was no way to get into the attic. And though they didn't know it at the time, there was a gas leak on the property. D R Horton set up the family in a temporary home a few blocks away and promised to fix everything. That was two years ago. The house, gutted to the framing studs, has been vacant ever since -- and Holmes is still making mortgage payments. At first, Holmes was patient, sure that D R Horton would make things right. But when the contractor did an abrupt about-face in July 2004 and offered to buy the place back instead of fixing it, his patience began to wear thin. "It seems to me like they've spent more money keeping us out of the house rather than trying to get us back in it," he said. ….D R Horton lost control of the situation when the lawyers got involved. Harizal of Manor TX (10/25/06), CC: New D R Horton subdivision slowly turn into slums due to many renters who don't care about their unit. When we bought the house we were told majority of the houses are not for rent i.e sold to local homeowners rather than out of state investors and speculators. Turn out a lot of houses are now being rented to Section 8 occupants. I cannot prove it since these were spoken words rather documented, but D R Horton basically guaranteed about the high percentage of local homeownerships. Now, true homeowners are trying to sell their houses to get out of this subdivision. I'm contemplating to do the same. Be careful when buy a new D R Horton house in new subdivision in Texas, especially in Austin - it may be turn into Section 8 housing.

CC, Richland County SC, June 19, 2007: WIS News 10 received a phone call from a viewer who says he and many of his neighbors have been shortchanged by D R Horton that built their subdivision. Some have begun an unusual protest, after the company took them to court. It's a terribly hot day to do what Chris Catalano is doing. But he's willing to take the heat to put up signs and carry out a protest aimed at D R Horton . Catalano lives in Deer Lake, a relatively new subdivision near Percival and Clemson Roads. He and at least a dozen homeowners say D R Horton promised them landscaping and access to a nearby lake, but failed to deliver. Catalano says, "With all the rock and clay and no dirt whatsoever for the grass to take, it just dies right out." The homeowners say their yards are covered with dead sod and have major drainage problems. Some have sprinklers, and nothing but weeds to sprinkle. James Patterson tells Jack Kuenzie about his backyard, "It was supposed to be cultivated. It was supposed to look beautiful. But it's not." Catalano, Patterson and others say they paid an extra $10,000 for lake lots, after being told the area around the waterline would be landscaped. Months later, that property is covered with heavy brush and litter. Catalano organized a petition drive and told D R Horton he would try to warn others looking at homes in Deer Park. Horton responded by taking the homeowners to court. During a hearing in Columbia, D R Horton 's attorneys called for a restraining order, saying the protest amounted to extortion and blackmail. "It will damage D R Horton in terms of turning away prospective customers actively coming to the neighborhood, and potentially existing customers." The court rejected the claim.

Cincinati Ohio, HADD: I am part of a lawsuit against D R Horton in Louisville, KY for misrepresentation of a wooded area behind homes in this development as a "nature preserve" and restricted from development. Buyers involved in this suit were charged more for their lots because of this and the land was later cleared and developed. In addition, many in the D R Horton development experienced numerous construction defects. I personally had to pay $3,000 out of pocket to the buyers of my home when I sold to fix a construction problem that was not covered by the D R Horton home warranty.

Kurt Gutting, Louisville Kentucky, HADD : Sales rep sold us lot #13 of D R Horton Bridlewood Subdivision for a premium of $4,000 to $5,000 compared to an identically sized lot because of the wooded area directly adjacent to our lot. The wooded area was originally in excess of 150' deep, and we were told the premium was due to the fact that the woods could never be cut or developed, because 1) Louisville Metro Sewer District (MSD) owned the property, 2) because a non-existent environmentalist group had won a non-existent lawsuit to ensure protection of a supposed endangered plant species, and 3) because D R Horton is a tree loving company. We have 18 homes affected by two subdivisions that have destroyed the wooded areas. My property will be reduced to as little as <10' of woods on one side of our property. These were all lies and complete fraud to seal the deal. We have filed suit with 11 other homeowners, represented by Seiller Waterman in Louisville, KY, asking for our premium plus the interest we have paid for nearly 6 years. D R Horton submitted an insulting offer of $500, and in today's mediation (1/19/06) didn't even bother to send a representative, and continued with ridiculous offers to settle, resulting in a worthless mediation. D R Horton has been arrogant and are obviously not willing to accept responsibility for a very clear case of fraud. They deserve a serious investigation, and there isn't a person alive who should allow D R Horton to sell them so much as a dog house.

S?, Florida, closed 06: We bought a home in a 'gated' community for $243,000.00. The D R Horton sales staff failed to mentioned that the community north of ours would have access into our small community in order to access a major roadway. This will allow a community of over 400 units to have access via foot and vehicle into our development. D R Horton built a ‘gate’ for this access that is comprised of two wood planks that raise and lower from pressure pads. There is total access into our development from this other community and we are now being advised that we are responsible for the cost of repairing this gate when damaged. Basically, D R Horton used deceptive sales techniques and failed to provide a worthy barrier.

Larry, Phoenix, closed 04: Well, here it is March 16th, and my closing date has not even been scheduled. Seems like D R Horton had some 'delays' from the City of Phoenix in getting their permits. Well, here's the WRONG part of this deal: THEY can delay THEIR getting the house ready for me and say 'it's out of our control.' But I am being *FORCED* to pay my last deposit NOW or be at the risk of losing the $7400 I have already given D R Horton ($6400 for upgrades) because they cannot wait an extra TWO WEEKS to get their last $1000 deposit, which is when I would have had the money saved up. Their being late in getting the house ready for me has cost me actual dollars, because I have had to pay extra rent to my existing landlord and I have other expenses related to the delay. But those items, which are JUST AS MUCH 'beyond my control' as D R Horton’s problems were, are not considered in the situation. They 'have to have' their last deposit on time or they CAN LEGALLY 'cancel' the contract and keep my $7400, and I will get NO RECOURSE. How fair is THAT? Where are the HOME BUYER'S rights?

Josh, Jacksonville FLA, closed 02: During the purchasing process I was offered the chance to make changes that would of course, increase the cost of my house. I had my upgrades in writing and a contract was signed. I was assured that the house I wanted could be built by D R Horton. 1 1/2 weeks later I was contacted by Frank Moran and was told that the garage could not be built due to Fire Code restrictions. Being of an architectural background I knew that this was incorrect. Confronting Mr. Moran of his error I learned it was just because D R Horton did not want to do it and I was owed no explanation. Continuing the conversation with Mr. Moran he explained how I was just a plan number to D R Horton and they could turn the lot over the next day. I let him continue, I further learned that D R Horton financially benefits if houses are built according to plan. As you can imagine several things have gone through my mind and I have come to several conclusions.... I was defrauded into signing a contract that could possibly jeopardize the enrollment of my children in the school that they need to go to. I believe me addressing the customer services issues in March lead to my file being 'misplaced' for 2 months. I also believe that D R Horton showed very gross negligence in the way that it has handled my house and my life. This situation has turned my life upside down and has cost Merrill Lynch and myself a lot of money.

Alison, Towne Center FLA, never closed: On the internet we found a D R Horton development we liked, called Town Centre resort, close to Disney. There were only three homes left on the site, so we immediately wired $2,000 on 3rd September 2003 as a deposit on the home of our choice, lot #641. A few days later, D R Horton sent us a purchase contract to sign. We explained that, although we really liked the pictures we'd seen, we really couldn't buy a home costing over $200,000 until we'd seen it!! We live in Denmark and the earliest we could get to Florida was 24th September. One of D R Horton's sales team for the Town Centre development was Mike Andrews and he really put the pressure on us to sign the contract, some of his phone calls and e-mails were less than pleasant. Anyway, we bought airline tickets for our parents to travel from England to Denmark to look after our two young children whilst we came to Florida, purchased our own airline tickets to the USA and booked a hire care, hotel, etc. All the time we assured D R Horton that we were excited about seeing the house and signing the sales contract. We duly arrived at the site on 24th September, and met with our broker, James Aquilar and a different D R Horton sales person, Lauren LePage. We were actually shown inside the home, before Lauren dropped the bombshell that another contract had been issued on the property for some time to a cash buyer, who was signing that very same day, and the home was effectively already sold! We were upset and shocked - D R Horton had allowed us to travel all the way from Denmark, all the while knowing that they had another buyer. They just strung us along in case the cash purchase fell through. When I said as much to Lauren LePage she just shrugged and said 'that's business'. She went on to helpfully explain that it was their financial year-end and they had to get the entire development sold before the end of September - she added that she had already pulled contracts on two other potential buyers; let's hope they didn't lose as much as us.
By the way, it took us just four hours to wire our $2,000 deposit to D R Horton. It took them exactly a month to return it.

Juan of Bakersfield CA (06/07/07), CC: Our experience with D R Horton at Lavender Trails in Bakersfield has been one of delays, broken promises, high pressure salesmanship and threats. I continue to push them to finish the house but they missed the date and still demand that I sign the documents. D R Horton claims I'm to blame for delaying the closing and will have to pay 500/day until closing is done. My main demand is that they finish painting the house's interior prior to closing and some safety items.. wiring, broken roof tiles, garage door safety eye beam, etc and one comfort item: perform maintenance on both AC units.. is that much to ask? Yet according to the D R Horton salesperson I'm unreasonable! Economic losses of postponing our move, rescheduling plane trip, rental car and hotel are small but we will have to stay in our current home longer.. probably will spend upwards of 4000 because of D R Horton’s delays. 

EC, Las Vegas, closed 04: D R Horton closed my escrow without my permission. They accelerated closing and I was lucky to get the house. I am a mortgage broker and have heard about these schemes and the predatory lending.

RH, S. Carolina, closed 12/04: D R Horton listed a home for $249k. We requested to see the appraisal report. There had been two prepared by the same D R Horton affiliated appraiser. The first put the value at only $228k with an office installed in the garage, and the second at $229k without the office. The D R Horton agent told us that increasing the square footage of living space would increase the value. Another nearly identical house in the same D R Horton development sold for even less at $190,000. We never got a copy of these papers as requested.

CN, Reno, closed 06: I was part of a group of investors brought to D R Horton. I recently had an independent appraisal done on my D R Horton home and discovered that it was far overpriced. The bank mortgage is currently much larger than the equity in the home.

KS, California, closed 06: What an experience I had purchasing my D R Horton home.....the Sales Staff was less than adequate and forthcoming. They were manipulative liars. I could never get an honest answer from D R Horton’s agents at their office. They tried to muscle me into using their lender.....they must have thought I was crazy, their rates & fees were higher, they tried to tell me I wouldn't get the upgrades unless I used their lender. D R Horton also called me and told I would receive $10,000 toward my closing costs and then called me back 30 minutes later and reniged....."because Erin told me she was looking at the wrong file". I advised her, to bad.....you told me I would receive it.....we have a legal and binding contract. She & Marilyn in the Sac office told me take it or leave it.

Wades, City-data: Mine is D R Horton, too, anything that could be wrong was wrong: garage door didn't work, we had a flood as soon as we ran the dishwasher as it wasn't properly connected, they forgot to remove the cap from the toilet when they installed it, I had to replace some door knobs as they didn't work, etc...but the worst is that the subdivision is in the middle of a law-suit: D R Horton placed a building on the ground where there shouldn't have been any. And, D R Horton planned 98 homes and built, like, 130.

J, Virginia, Ex-Subcontractor Knows In Other States My husband and I worked as a subcontractor for D R Horton (aka Dobson Builders) out of VA. Believe me, I know first hand how AWFUL they are. As a builder on site and office work. When we first started working with D R Horton, the 2nd house we were at, one whole side of the upstairs floor had a huge hump in it. We were able to get it leveled somewhat for them, but there still is a hump in the floor. Of course new homes have flaws, all man-made items due, each has it's own characteristics due to the material involved. However, many, many mistakes were made on their job sites due to lousy subcontractors. Do you know how hard it is to try to do your job when the person in front of you didn't do theirs correctly? Then the D R Horton superintendent tells you to just 'go over it the best you can'. Mistakes upon mistakes are covered over and some just barely enough to pass inspections. In fact, there were a couple times where things were put together just to pass inspection and then taken apart right after. Many of the subcontractors have their own agenda as well, and that does not help. But it is hard to work for a company and do good work when the company itself finds ways to cut your paycheck short. The finger pointing begins and no-one wants to complete their job until it is settled. And we can be talking thousands of dollars. That in no way excuses the lousy work some contractors do, but it is up to D R Horton to be sure of who they hire and the quality of the work. After just a few months, we left. It was an awful circumstance to be in when you can see the lying and cheating going on all around you. If you think an all-girls office can be 'catty' you haven't been on a job site of cut-throat, money hungry guys. D R Horton really gets into the backstabbing. And when a homeowner calls into the office to complain on warranty items that are still not taken care of.....well, let's say I was present on a couple occasions in the office while that topic came up. Once, the General Manager told the secretary “I'm not here” and walked off. Yes, that happens, but this was a customer who has had a problem for 5 months and should have been taken care of before closing. That's why they were putting them off, if they were able to close w/the problem at the time, they can manage.... another time I overheard 'I don't care what they say, we are not going to waste any more time on them. Tell them “it's not covered on the warranty or we can't get it fixed.” After all, time is money and a builder hates to loose money. D R Horton is one of the most disrespected companies we have ever worked with.

PB, Las Vegas, closed 3/06: D R Horton sold me an upgraded family room. They were supposed to charge me $18,000, but I ended up paying $24,000. When I pointed out the overcharge, D R Horton told me that the price of materials had increased and was the reason for the overage. My neighbor bought the same upgrade the next week for the lower $18,000 price. Only after the Contractors’ Board got involved, did I get my money back.

S?, Georgia, closed 05: Landscaping the D R Horton homes up for sale takes priority over the common areas. Your promised ‘nature trail’ through the woods might now be as long as 300 feet, and the leaking community pool dumps water all over the grass. The playground has yet to be built and squeezed in between the other 150 homes D R Horton plans on building. We have been in our home for 2 years now. Do you think you can fix the 2 page list from our 11th month walk through this year?

CP, Las Vegas, closed 2/06: I told D R Horton that I was a realtor brokering my own home and that I wanted my commission. They promised me that I would get it. At contract, D R Horton told me that if I insisted on getting the commission that I would lose the house. D R Horton then made a deal whereby they would apply $5000 towards closing in lieu of my commission. My closing costs were inflated by $5000, and I didn’t earn my commission. Even the paperwork from DHI was incomplete. A non licensed D R Horton employee finalized the documents which later had to be amended.

C?, California, closed 06: D R Horton misrepresented that materials that were to be used during construction of our home. Prior to close of escrow, we were told that all windows were top of the line Milgard. By accident we found out that some windows were replaced with inferior windows and we were not notified of the change. Now a D R Horton rep rudely tells us that D R Horton doesn’t have to honor the purchase agreement, nor the statements made by customer service concerning the windows.

DR, Las Vegas, closed 2/04: D R Horton promised that the BLM land behind my home would remain undeveloped. I paid an extra $35,000 for the view and now D R Horton has sold it and there is another development being built there.

V?, South Carolina, closed 6/05: I bought my D R Horton home in a planned community where I was told that there would be 28 homes, community pool, playground and clubhouse. The D R Horton sales staff repeatedly called me to say that my house was hotly pursued by other buyers and that I needed to hurry up. The reality is that only 8 homes are occupied, only 12 more have and will be built, the amenities are off the table and the association dues we have been paying to maintain the common areas have disappeared. Moreover, none of the formerly friendly D R Horton sales staff could be reached for any assistance. Nobody returns our phone calls. D R Horton is a liar and a cheat. SOMEBODY HAS TO GET THIS SUCKER!!! He has robbed a poor single mom such as myself.

In pursuit of John McCormick- The missing Chapel Hill attorney never should have gotten away, The Independent Weekly, 5-16-07, Jeff Stern: "When I spoke to you at 2:30pm today, you stated that you were on your way to the bank to wire out all of those proceeds and that you would call me by 3:30 pm to give me a status report. I have heard nothing from you, and you have not returned my calls to you. On Monday you will be contacted by Jeb Blankert, our D R Horton Eastern Operations Counsel. If we have not received all of the outstanding proceeds by noon eastern time on Monday, Jeb will commence proceedings against you with the appropriate authorities. You may reach me over the weekend.... I truly hope that you will rectify this situation and prevent Horton from having to take these actions. I will do whatever I can to help." An e-mail from Kenneth Bagwell, an attorney for homebuilder D.R. Horton Inc., to Chapel Hill attorney John McCormick at 6:13 p.m. on Friday, July 7, 2006. McCormick owed the company $802,000 from six property closings. It subsequently emerged that about $1.1 million in clients' and friends' money was missing, plus a claim from McCormick's siblings that he hadn't paid more than $800,000 in taxes from their parents' estate. McCormick disappeared the following Monday and hasn't been seen since. The Independent has discovered that McCormick was involved in shady dealings as early as 1993 that caught state regulators' attention; one particular case in 1995 cost Tate his real estate license and compelled the state Real Estate Commission to ask the N.C. State Bar to investigate McCormick. But the Bar did virtually nothing.

DW, Florida, closed 06: I received your letter regarding D R Horton, and it has caused me to think about my own closing with DHI. I did not have the feeling that they were dealing with me on the up and up. There were several things that disturbed me. D R Horton told me that they would pay off one of my bills at closing but didn’t. Also the second mortgage interest rate had increased from 8-9 ¼ % when I signed at close of escrow.

JL, California, closed 5/06: I am a mortgage broker and was having nightmares about the schemes about respa violation and house prices!!! After changing houses and prices almost a half dozen times, I said do we have another to choose from and D R Horton said yes we have lot 116 but this house is standard? I said that’s ok let go with this house!!! Well as soon as I signed my new contract 2 weeks later they put our first chosen house in the market with 70K incentive off the price and I said we just got screwed because we got a standard home with no upgrades at all!! I went back to Julie and I told her look this is not right you guys could it give us this credit to our hose lot 97? She no because you were in a different phase!! I was very upset about everything. From the first time from lot 97 we put $7,500.00 as a deposit and because we put 14K in upgrade D R Horton made me put 50% down for the upgrades because I was going to do my own loan, but due that they gave me the 60K they were going to use the money to lower the price. I got my respa paper and D R Horton employee Candice was very nice when she said we have approved with a rate of 6.75 fixed for 5 years 5/1 loan! I said this is the best that you can do and she said yes!! Well I can do better than that and she said I know but if you do it out side your loan you will loose your credit of 60K, I said to my self God D R Horton really is bad!! Well we were about a week close…….my terrible experience with D R Horton.

RM, Las Vegas, closed 03: I put earnest money down on my house and the next time I went to D R Horton, they told me I couldn’t have it because someone else had outbid me. What’s the sense in putting down a deposit? I had to settle for another home.

CM, Reno, closed 9/06: I did end up paying for the sellers fees at the time of signing, when I signed papers with D R Horton it was not disclosed and I asked Rosemary Rodriguez up front are there any hidden costs that I should know about, she said no. With D R Horton’s preferred title, Ticor company, I was put on the spot and had to come out of pocket more money for the sellers fees and taxes. (Also please see comments by CM in predatory lending)

KJ, SC, closed 200?: We lost the sale of our D R Horton built home in Hilton Head SC after an inspector noticed D R Horton used termite infested roof trusses to build a brand new home!!! It has been almost 1 year, several visits to numerous attorney's offices, we finally found someone to take our case. Now it is tied up in the legal system, as we wait on a court date. If there is anything else you could use from us to help with the demise of this heartless, un-caring builder, please let us know.

SmittenJRC1, City-data: My Fiance and I back in February decided to go with a D R Horton home, and have one built. In the beginning, our sales rep told us that they don't charge a whole lot on upgrades, mostly their cost, because they have already made their money and don't charge you a whole lot extra for them. We fell in love with the plans, and the house. However, as soon as we paid that $500 and signed the contract, things changed. One D R Horton rep was quoting us one price, the other was quoting a WAY completely different price. When we chose our floor plan, we chose the bay window option, and was never told it was extra for it. So we go ahead and pick out our lot, with one that had already had all the permits pulled for our floor plan, so that it would speed it up. Two weeks after that, we get a call from the other D R Horton sales rep telling us that we have to come change lots because of the bay window, they couldn't build on there because the permit wasn't pulled for that. So us, naive as can be, go in there and change our lot. Right after we decide on that, the other D R Horton sales rep informs us that it will $2,500 extra for the bay window, and sticks us with that. We loved it, and so we just looked past it. (Come to find out, you can add bay windows, push back walls, ALL sorts of things after they have pulled the permits. They just weren't willing to pay for their sales reps mistake.) Then, we get to the part where we choose all of our upgrades. Let me tell you this, I have NEVER heard of such an markup on upgrades! D R Horton rapes you on it!!! $8,000 just for granite countertops? When you can buy them retail for $2,000? Just to upgrade your carpet padding from this really thin, cheap stuff is $800 to get something decent enough to have mold and mildew protection. Just to have tile in your shower, not some cheap fiberglass insert, is like $800. To have stainless steel appliances, its $2500 extra, just for a stove and dishwasher. Oh! And get this, they don't even include sod in your backyard! You have to pay like $1,000 extra just to get GRASS in your backyard!!! We started seeing way too many red flags, and just kept overlooking them, until finally my friends talked us into looking at this other builder who was in about the same area, and didn't charge hardly anything at all for upgrades, and everything was basically the same price! Our house at D R Horton was going to cost about $145,000 for a 1456 sq. ft house, with tiled shower, upgraded carpet, and a bay window in the front. At the other builder, for $143,000 we can get a 1550 sq. ft house, with granite countertops, crown molding, tiled shower and tub, a jetted tub, fully sodded and landscaped yard, 12" tile, and stainless steel appliances. And when I asked the builder how much it would be to add a bay window in the front, he told me probably nothing at all because his cost is essentially the same!!! We have decided since seeing this other house, and meeting this other builder that D R Horton is nothing but a scam, and have decided to cancel our house with them. There were TONS of other problems that we had with the customer service, and the houses, that would take PAGES to fill. To say the least, run FAR away from D R Horton. They cut corners in quality in every which way, and overpay their millions of workers by overcharging their buyers for everything else!

SM, Phoenix, AZ, closed 99:[ …lots of construction defects.] Yes there are more of me and we thought D R Horton only cut corners on the Water Retention Areas and found the entire development plan was not followed. DR Horton came back to finish after 4 years $10 Million dollars the Water Retention basins which are extremely large and many as well as other items never completed. The landscape was to include proper run off from our property and we paid for river rocks for the side of the house. When it was not completed, we asked when the rocks were going to be installed. DR Horton argued so much with us and delayed the process...by the time we followed up with the landscaping company they went out of business. D R Horton stated they only contract the work and we would have to take it up with the contractor. If the contractor was unavailable then we got what we got and be happy you receive as much as you did. We upgraded the padding with the carpet but the padding installed was so thin and hard to walk on. We later found out the upgraded padding was not installed and when we asked to reinstall the padding D R Horton told us we needed to take care of that during the walk through and we were stuck with the padding we got. The fireplace was never completed and it looked so bad for so many years. We complained month after month with threats from D R Horton stating, "They were worried about the safety of our family and we should be happy we even got a home." We continually asked when it would be completed. Finally June 5, 2005 we had our fireplace completely installed, switches to turn the gas on installed, the circulating fans completed, and the gas logs installed. We are able to use our fireplace for the first time in 6 years. D R Horton also told me a golf course was going to be put in across the street and instead Waste Management was granted another 10 years and 65 feet to expand the dump. I have lost so much money, lost so many opportunities to sell my home, and I have today a home I cannot even live in as of July 8, 2007. I am so beside myself I feel like another Katrina person but hit by a different kind of scam. I am worn out angry emotional frustrated...I am so tired of fighting and working to pay for my repairs. It is even more difficult to find out who to talk to or what number to call as they are the master at changing their phone numbers or being part of a buy out. I mean here is a list and who are they?
